New Floors: Think of It as an Investment

Flooring can give your home a major facelift. While of course you want your flooring to look great, you also want it to add value to your home. There are several flooring choices you can make to improve your home’s future resale value. Here are some tips to help you make the best flooring choices for your home.

Hardwood Flooring

Engineered wood flooring or solid wood flooring could really boost your return on investment. Check with local retailers on what type of flooring is best for your climate because humidity could be a factor in your choice. Some professionals say that you can get up to two times its cost when you decide to sell. You should add hardwood flooring to key rooms, if you can afford it. Most homeowners strongly prefer hardwood for the main living space or common areas such as living room, dining room, and family room. Many prefer hardwood for the master bedroom, as well. If you have hardwood in those areas, you are set. If you don’t, you may want to consider investing in hardwood for those areas – provided you have the budget to do so.

If you have existing wood floors it might be more cost effective to get them refinished than to replace them completely. If your floors are beaten up and you don’t refinish them, many will assume that you don’t take good care of your home, and suspect that other hidden issues will be found during an inspection. Refinishing your existing hardwood floors gives them a brand new look with a much lower cost. One popular, cheaper choice is ceramic tiles that look like hardwood flooring. It’s a cost-effective choice with an appealing high-end look.

Carpet Flooring

Replacing your existing carpets can increase the buying appeal of your home. If you have an active family and pets then it’s likely your carpets show wear and tear. By replacing your carpeting your house will have a fresh and updated look. You should talk with a professional about the latest carpeting trends in your area to determine what type of carpeting to use. Don’t automatically replace your carpeting with something you had previously.

Vinyl Flooring

Vinyl is a cost effective choice to give your home an updated look. Vinyl is easy to update compared to other flooring choices, especially hardwoods. It won’t give you a huge return on investment, but it will give your home an appearance of being well maintained. The best part is that vinyl flooring has the look of hardwood, but without the cost or troublesome installation. If you’re looking to sell your home quickly, this can be easy way to up its appeal.

Granite, Quartz, and Marble

If you want a stronger floor material that will last for years and add substantial value to your home, consider going with granite, quartz, or marble tiles. These are expensive flooring options, but are well worth the investment if you can afford it. You will also have to pay for professional installation, which is not cheap or quick. However, these are beautiful options if your home is in the right financial market.

Concrete

Basic concrete floors are durable and less expensive than granite, quartz, and marble. It can be placed in any room of the home or outside for patios. Concrete is also versatile. You can have it laid plainly, or done in specific designs. It can also be done in a number of different colors. These unique changes do increase the price of installation however.
